I studied Spanish at Cima Del Mundo in Antigua during June and July (5 weeks) in 2007. There, I had my own instructor with many activities which enabled me to interact in Spanish. There are various options for lodging in Antigua Guatemala.   
If you would like to stay in the center, your best option is a hotel -a wide range of prices and quality are available. Even though Antigua is a small town (you can walk from the perimeter to the center in 15 minutes), travelers who prefer to be within immediate reach of restaurants, bars, shops, clubs, and cafes will be most comfortable in a hotel. 

Another option is a homestay with a Guatemalan family.  Cima del Mundo offers this service through local families. The residences of our families are located 3 or more blocks from the center, as the buildings nearest to central park mainly consist of businesses or offices. (The few houses in the center are typically quite old, with small, damp rooms that receive little natural light, and they usually have antiquated plumbing.)  Newer, fairly modern houses have been contructed closer to the perimeter of the town.   
   
These families have been in the business for years and they have accommodated their homes for the comfort and privacy of the students. Each family has its own rules and fees, the school only checks the quality of service and payment.
